PROJECT MANAGER, LANDSCAPE CONSTRUCTION AT PACIFIC OUTDOOR LIVING:

$85K – 100K

POSITION SUMMARY:

Pacific Outdoor Living is seeking an experienced Project Manager to join our San Luis Obispo team. This crucial role involves accurately estimating the cost of our outdoor living projects, encompassing all aspects from materials to labor. Additionally, the position requires a comprehensive review of construction documents to ensure accuracy, feasibility, and efficiency.

We have also developed a unique five-step design process where we are handing off to our construction teams over $600k of projects a week which consists of 4 – 8 projects. It is vital that accurate construction documents and estimates are clear and concise so they can be delivered efficiently without any cause for redesign. The ideal candidate will ensure our projects are not only aesthetically appealing but also technically viable and compliant with all relevant building codes and regulations.

Pacific Outdoor Living is an outdoor living design-build company located in Sun Valley, California that also operates out of San Luis Obispo county. We have a reputation for high quality using our in-house installers. We have been in business since 1999 and have developed very workable organizational processes that aid us in creating amazing outdoor spaces with the utmost quality and speed, through innovative systems.

We have also developed a unique five-step design process that allows our team to design and deliver $400k - $600k of outdoor living spaces projects a week. This is due to the support team of site measurers, CAD operators, 3D designers, estimators and well organized in house delivery teams.

Our mission is to create amazing outdoor spaces with the utmost quality and speed, through innovative systems, to the total delight of the customer. PERFORMANCE OBJECTIVES:

· Conduct precise take-offs from AutoCAD plans, ensuring all materials and scope of work are accurately accounted for.

· Calculate cost estimates for outdoor living projects, including materials, labor, and time by using our systems and processes.

· Confirm that each construction plan is complete with sufficient details to ensure that it can be built in the field with minimal questions and revisions.

· Ensure designs are feasible, cost-effective, and compliant with all building codes and regulations.

· Review and approve construction drawings, ensuring all projects can be built as designed.

· Coordinate with project managers and design teams to resolve any design or compliance issues before construction.

· Stay updated on industry standards, building codes, and technological advancements to continuously improve project quality and compliance.

· Lead the submission process for project approvals, ensuring all designs meet local, state, and federal guidelines.

· Receive feedback from our Production Division and ensure that any issues that have come up as a result of incomplete or incorrect plans are addressed, and appropriate training and process revision are performed to prevent the same issue from happening again.

CAPABILITIES/KEY COMPETENCIES:

· Experience in performing take-offs using AutoCAD.

· Knows and understands the man hours of each phase of the outdoor construction projects.

· Proven hands-on experience in construction with understanding how to build outdoor elements.

· In-depth knowledge of construction techniques and materials, especially in masonry, pools, hardscape, softscape and woodwork.

· Able to instruct and oversee the production of sections, construction details that clearly communicate how the project is to be built.

· Familiarity with local and national building codes, permitting processes, and compliance requirements.

· Strong communication and project management skills.

· Experience with managing and navigating the permitting process is a plus.

Bi-lingual Spanish would be helpful

EDUCATION & EXPERIENCE:

· 5-10 years of experience in construction and construction techniques.

· Experience in value engineering construction projects.

REQUIREMENTS:

· Able to commute to multiple jobsites in the San Luis Obispo area on a daily basis.

· Willing to put in extra hours to get the job done.
